Metro Atlanta HOA Management, Every Asset Under One Program

An HOA owns more than most boards can track at once: buildings, siding, roofs, pavement, pools, grounds, and everything in between, each aging on its own schedule and each one somebody else's job to notice. Deferred maintenance does not announce itself category by category. It accumulates in the gaps between vendors, where nobody is looking at the whole property at once.

AHS provides the HOA management layer boards are actually missing: one program tracking every building and site system across your community, coordinating the vendors that touch each one, and verifying the work on site so deferred maintenance gets caught while it is still cheap to fix. This is not community association management in the traditional sense of dues, meetings, and resident communication, and it is not a service competing with landscaping, roofing, or pool maintenance elsewhere on this site. It is HOA management focused on the physical asset: the buildings and grounds your board is legally responsible for.

We work for your board, and no one else.

What boards deal with

01

Most HOA management conversations stop at dues, meetings, and resident communication, while landscaping, pest control, pools, roofing, siding, paving, and concrete stay separate vendor relationships that nobody on the board fully owns.

02

Deferred maintenance compounds quietly across systems because each vendor only reports on their own slice, not the property as a whole.

03

Reserve planning and budget conversations happen without a current, verified condition record to base them on.

How CAP covers it

  1. We provide HOA management and asset oversight for community associations across Metro Atlanta, including DeKalb, Fulton, Gwinnett, and Cobb counties.
  2. We build and maintain a documented inventory of your community’s buildings and site assets: condition, age, and what each one needs next.
  3. This is HOA vendor management run as one program: we source, contract, and direct the vendors across every category your assets require, landscaping to roofing to paving, so each one answers to a single, accountable program instead of a scattered set of invoices.
  4. We are on site on a schedule the vendors do not control, verifying deferred maintenance items before they become capital projects.
  5. Every visit rolls into one board-level report across all systems, not a stack of unrelated vendor updates, with problems flagged by severity and escalated the same day.
  6. Invoices across every category are checked against verified work before your community pays.

Community Asset Management is one lens on the same program.

CAP isn’t bought service by service. It’s one oversight layer across every exterior service your community pays for, whether that’s ongoing oversight or a managed one-time project: one contract, one schedule, one report to your board.

Common questions

How is this different from just hiring AHS for each service separately?

You can still see landscaping, pest control, pools, and the rest as their own contracts. Community Asset Management is the layer above them: one inventory, one schedule, one report, so your board sees the whole property instead of piecing it together from separate vendor updates.

Is this the same as hiring an HOA management company?

No. A traditional HOA management company handles dues, meetings, records, and resident communication. AHS focuses on the physical side: the buildings and grounds your board is responsible for. Many of our communities have both, a community association manager for the administrative side and AHS for the asset and vendor side, because they are different jobs.

Does this replace our reserve study?

No. A reserve study forecasts long-term funding. Our asset inventory and condition record feeds that process with current, verified data instead of guesswork, and helps your board catch deferred maintenance long before it becomes a reserve-study line item.

What does this cost the community?

CAP Base starts at $475 per month, month to month, with no long-term contract. Community Asset Management runs inside the same program, scoped to the buildings and systems your community actually has.
