HOA Pest Control That Actually Gets Done

Pest control is the classic invisible service: a vendor invoices monthly, and no one can say whether a technician ever set foot on the property. In Georgia, termites, fire ants, mosquitoes, and rodents do not wait for the board to notice.

AHS contracts the pest program for your common areas, verifies treatments against the schedule, and documents the conditions that invite infestations before they start.

We work for your board, and no one else.

What boards deal with

  • Monthly invoices arrive like clockwork; treatment records do not.
  • Common-area problems (fire ant mounds, wasp nests at the pool, rodents at dumpster enclosures) linger between resident complaints.
  • Termite protection lapses quietly, and the community finds out during a clubhouse repair.

How CAP covers it

  1. We source and bid the pest control contract: qualified vendors, competitive bids, and a scope of work written to protect the community, not the vendor.
  2. We hold and direct the contract on your board's behalf, so the vendor answers to someone who checks.
  3. We are on site, on a schedule the vendor does not control, verifying the contracted work was actually performed.
  4. Treatment verification: service tickets cross-checked against on-site evidence, bait stations, and treatment logs.
  5. Every visit is documented with photos and a written report to your board. Problems get flagged with severity and escalated the same day.
  6. Invoices are checked against verified work before your community pays.

Common questions

Does AHS perform the pest treatments?

No. Licensed pest control operators perform the work. AHS sources the right operator, holds the contract, and independently verifies the service so your board knows the program is real.

Can you cover mosquito season only?

Yes. We scope the program to what your community actually needs: year-round general pest, seasonal mosquito, termite protection for community structures, or all three.

What happens when you find a problem?

It goes in the report with photos and a severity rating the same day, and the vendor gets directed to correct it under the existing contract. Your board sees both the problem and the fix.

Give your community the asset protection layer it needs.
