HOA Pool Service, Verified Before Summer Fails

A pool pump does not fail on inspection day. It fails after weeks of warning signs nobody was watching, in July, with the community locked out and the board taking the blame.

AHS oversees your pool vendor through the season and the off-season: chemistry logs, equipment condition, safety equipment, and the punch list that decides whether opening day actually happens.

We work for your board, and no one else.

What boards deal with

  • The pool vendor logs perfect chemistry on paper while the water tells a different story.
  • Equipment wear (pumps, filters, heaters) goes unreported until it becomes an emergency replacement at peak-season prices.
  • Gates, drains, and safety equipment fall out of compliance and nobody notices until an incident.

How CAP covers it

  1. We source and bid the pool service contract: qualified vendors, competitive bids, and a scope of work written to protect the community, not the vendor.
  2. We hold and direct the contract on your board's behalf, so the vendor answers to someone who checks.
  3. We are on site, on a schedule the vendor does not control, verifying the contracted work was actually performed.
  4. Season-critical checkpoints: off-season equipment checks, pre-opening punch list, and mid-season equipment reviews so July never surprises you.
  5. Every visit is documented with photos and a written report to your board. Problems get flagged with severity and escalated the same day.
  6. Invoices are checked against verified work before your community pays.

Common questions

Do you manage pool openings and closings?

Yes. We direct the vendor through the full seasonal cycle: winterization, pre-opening preparation, permits and county requirements coordination, and the punch list that must be finished before residents arrive.

Our pool vendor says everything is fine. How would we know otherwise?

That is exactly the problem CAP exists for. We visit on our own schedule, check conditions against the log, and photograph what we find. Boards are often surprised by the gap.

Can you handle a pool renovation project?

Yes. Resurfacing, equipment replacement, and deck work fall under our project management: we bid it, contract it, supervise it, and verify it before final payment.

Give your community the asset protection layer it needs.
