Sprinkler heads watering turf in an HOA common area in Metro Atlanta

HOA Irrigation, Checked Before the Turf Tells You

HOA irrigation is the one system nobody watches work. The sprinkler system runs in the early hours, from a controller behind a locked panel. When a head cracks or a valve sticks, the first report is often brown turf, a flooded bed, or a sidewalk that never dries.

AHS sources the irrigation vendor, directs every repair, and checks the system on site as part of the landscaping oversight we run for your board. Irrigation maintenance stops being a line item nobody can explain.

We work for your board, and no one else.

What boards deal with

01

Irrigation hides inside the landscaping contract as a single line. Nobody on the board can say how often the system is checked, which repairs are included, or what happens before winter.

02

Broken heads and stuck valves can waste water for weeks, because the system runs while the property is empty.

03

Dry turf and soggy beds reach the board as resident complaints, and runoff from a leaking zone can look like a drainage problem.

How CAP covers it

  1. We source a qualified irrigation vendor, or keep yours if they perform, under a scope that spells out checks, repairs, and seasonal work.
  2. We direct irrigation as part of the landscaping contract we hold for your board, so repairs never fall in the gap between the landscaper and the board.
  3. We walk the property on a schedule the vendor doesn't set, confirming that repairs were actually made and the work matches the scope.
  4. Seasonal checkpoints, starting with a pre-summer irrigation check, so problems surface before Atlanta's heat does the damage.
  5. Every visit is documented with dated photos and a written report to your board. Problems are flagged by severity and escalated the same day, and the vendor receives a written scope compliance notice.
  6. Repair invoices are checked against verified work before your community pays.

Irrigation is one lens on the same program.

CAP isn’t bought service by service. It’s one oversight layer across every exterior service your community pays for, whether that’s ongoing oversight or a managed one-time project: one contract, one schedule, one report to your board.

Common questions

Who handles HOA irrigation repair?

A vetted irrigation subcontractor held to CAP standards does the repair. AHS finds that vendor, directs the work, and checks it on site before the invoice is approved.

Is irrigation maintenance part of our landscaping contract?

Yes, that is how AHS manages it: irrigation maintenance is overseen as part of the landscaping contract. We start by reviewing your current contract and scope to see what irrigation work it actually covers. You don't have to wait for it to expire.

Should an Atlanta HOA winterize its sprinkler system?

Usually, yes. Metro Atlanta gets freezing nights most winters, and water left in exposed pipes, valves, and backflow assemblies can crack them. Irrigation winterization is a scope question: if your contract includes a fall shutdown, AHS verifies it was actually done.

When can an HOA run its irrigation in Georgia?

Under Georgia's outdoor watering rules, landscape irrigation from a permitted water system is allowed between 4 p.m. and 10 a.m. Drip irrigation, new landscaping for 30 days after installation, and system installation, maintenance, or calibration are exempt. Drought restrictions can be stricter, so check with your water provider.

Do you handle commercial irrigation repair for Atlanta communities?

Yes. HOA common-area systems are commercial irrigation, usually larger and with more zones than a single home. AHS sources vendors for commercial irrigation repair across DeKalb, Fulton, Gwinnett, and Cobb counties and oversees the work the same way it oversees every exterior service.

What does irrigation oversight cost?

CAP Base starts at $475 per month, month to month, with no long-term contract. Irrigation is covered under CAP Complete, which is included when AHS takes on a recurring service such as your landscaping.
