HOA Fencing, From Perimeter to Pool Code

Community fencing is equal parts appearance, security, and liability. A leaning perimeter fence reads as neglect; a failing pool enclosure is a legal exposure with a deadline.

AHS manages fence repair and replacement as scoped projects: materials specified, lines measured, bids compared on the same work, and completed sections verified before payment.

We work for your board, and no one else.

What boards deal with

  • Sections fail one storm at a time, and piecemeal repairs cost more than a planned cycle.
  • Pool fencing drifts out of code (gaps, latches, heights) and nobody checks until an inspection or an incident.
  • Bids mix wood grades, post specs, and footing depths that boards cannot compare.

How CAP covers it

  1. We source and bid the fencing contract: qualified vendors, competitive bids, and a scope of work written to protect the community, not the vendor.
  2. We hold and direct the contract on your board's behalf, so the vendor answers to someone who checks.
  3. We are on site, on a schedule the vendor does not control, verifying the contracted work was actually performed.
  4. Pool enclosure checks against safety requirements: self-closing gates, latch heights, and gap standards documented on every relevant visit.
  5. Every visit is documented with photos and a written report to your board. Problems get flagged with severity and escalated the same day.
  6. Invoices are checked against verified work before your community pays.

Common questions

Repair or replace: who decides?

The condition assessment does. We map the fence line, document each section, and give your board a repair-versus-replace comparison with real numbers instead of a contractor preference.

What fence types do you manage?

Wood privacy and perimeter fencing, ornamental aluminum and steel, pool enclosures, entrance features, and retaining-adjacent guard fencing across community common areas.

Can fencing be phased across budget years?

Yes, and for long perimeters it usually should be. We sequence sections by condition and visibility so the worst and most seen get fixed first, on one negotiated unit price.

Give your community the asset protection layer it needs.
