The Trees No One Checked

Brookhaven Reserve had never had an independent tree inspection. From the street, the community looked fine, and no resident had ever filed a complaint about a tree. Then a new board member, a retired arborist, walked the property and noticed something off with a tree near the edge of the community. He asked a simple question no one had asked before: has anyone actually looked at these trees? That question was the start of everything. What followed was not a hunch. It was a real, independent assessment that uncovered a risk the entire community had been living next to for years without knowing it.
What the board had assumed before the flag
- “The landscaper would have told us if something was wrong.”
- “We have never had a tree complaint.”
- “They looked fine at the last board walk.”
- “Tree health is the landscaper’s responsibility to flag.”
Vendors on a recurring service contract have no financial incentive to flag tree problems. That is a separate scope and a separate cost. CAP is the independent layer that catches what vendors do not report, because reporting it was never in their interest.
