Both beds either side of the main entrance were replanted after two seasons of die-off. The soil was amended, the irrigation reworked to reach the back of the bed, and the dead azaleas replaced with dwarf yaupon that holds its shape through an Atlanta summer.
The canopy at the entrance had grown into the third-floor windows and over the walkway, and the limbs along the rear boundary were resting on the gutter line. Both were lifted and thinned: nothing was topped, so the trees keep their shape and the regrowth is slow rather than frantic. Debris was chipped and taken away the same day.
The uplights on both monument signs have failed and the fittings are corroded through. Replacing them with sealed LED units on a photocell, which should end the yearly lamp changes, and re-running the buried feed to the north sign where it has been nicked.
Fourteen slab joints have lifted enough to catch a foot, mostly where tree roots run under the path. Grinding them flush rather than replacing the slabs — a fraction of the cost and it removes the hazard the same day.
Standing water after heavy rain was undermining the walkway and backing up at a blocked inlet. The downspouts were tied into a buried line running to the storm inlet, the strip behind the building was taken back to grade so the water runs away from the slab rather than towards it, and the whole run was finished in pine straw. Checked again after the next storm: dry.
Three rotted posts on the north run are being replaced and the whole fence prepared and repainted. The pool stays open throughout; only the section being worked on is closed off, and the gate latch flagged in September is being reset at the same time. We will know whether the rot runs past those three posts once the run is opened up, and will come back to the board the same day if it does.
Limbs and debris cleared from the common areas, both car parks and the pool deck after the overnight storm. The property was walked the same afternoon and the pool gate reopened.
